A clear, five-step process designed around families — not properties. We've made this as straightforward as possible.
You don't need to know how any of this works — that's our job. Here's what happens from the moment you get in touch.
Call us, email, or fill in the contact form. Tell us a little about the property — location, approximate size, and what you're dealing with. There is no pressure and no cost to enquire.
We respond within 24 hours, always. If the situation is urgent — for example if the estate has a legal settlement deadline — tell us and we'll prioritise accordingly.
If you're not in Christchurch: Many of our clients manage estates remotely from Wellington, Auckland, or overseas. We can handle the initial conversation entirely by phone or video call.
We visit the property at a time that suits — we only need access, not your presence. We walk through every room, the garden, garage, and any outbuildings, taking notes and photographs throughout.
This usually takes 30 to 60 minutes. We're assessing the volume of clearance needed, the condition of surfaces and fixtures, what repairs are required, and what the property will need to present well for sale.
If you can't provide access: We can coordinate with the real estate agent, executor's solicitor, or a trusted neighbour — whoever has a key.
Within 48 hours of the assessment, you'll receive a written, itemised quote. Every task is listed separately with its cost — so you can see exactly what you're paying for and make informed decisions.
Where there is any uncertainty (for example, the full extent of repairs won't be known until the walls are exposed), we will show a range and explain why.
Fixed price wherever possible. What the quote says is what you pay. No surprises at the end. If something unexpected arises during the job, we call you first — always.
Once you approve the quote and pay a 50% deposit, we begin. We schedule and manage all contractors, cleaners, and suppliers. We coordinate access to the property. We solve problems when they arise.
You will receive regular updates — but we won't be calling you with issues to resolve. That's our job. You'll hear from us with progress, not problems.
Typical timelines: Basic clearance and clean — 3 to 5 days. Full clearance, repairs, and light renovation — 2 to 4 weeks, depending on scope and tradesperson availability.
When we finish, you receive a completion report with before and after photographs of every area worked on, plus all relevant invoices and documentation for the estate records.
The property is handed over in a condition your real estate agent can work with immediately — clean, repaired, and presented to its best.
We liaise directly with your agent if that's helpful — to ensure the property meets their requirements for listing and photography.
No. Most families prefer not to be. We require a key or access code and will keep you updated throughout. You can visit at any time — just let us know.
We ask you to remove any items to be kept before clearance begins, or clearly tag them. We can also photograph and list contents beforehand so the family can make decisions remotely.
Yes. We work with executors and solicitors regularly and understand estate timelines. Tell us your deadline at the outset and we'll build it into the schedule.
We call you. We explain the situation and the options. We never proceed with extra work without your approval. We then send an updated quote for the additional scope.
Yes — and we're happy to. We can liaise with your agent to ensure the property is presented exactly how they need it for listing, photography, and open homes.
We require a 50% deposit on approval of the quote. The remaining 50% is due on completion before the keys are handed over. We accept bank transfer.
Getting in touch costs nothing. Getting a quote costs nothing. You decide if and when to proceed.
Itemised, clear, and fixed-price wherever possible. No vague estimates.
We know the local market, the local tradespeople, and what buyers in Christchurch expect.
Free property assessment. Written quote within 48 hours. No obligation.
